Statement
Protect traditional commercial streets like West 4th and Main Street, while legalizing corner stores and backyard businesses across the city, as laid out in our Local Economy Action Plan. This will allow side streets just off these commercial streets to also be lever- aged for more business, housing, and other zoning changes. To be clear, this is what “permissive zoning” is. It’s changing the rules so that individual lots can be built differently so that neighbourhoods can gradually be reformed over time, rather than forced to do so. If you build it, they will come, and we want to make building as easy as possible by making it clear what we can do for small to medium builders to build better housing in this city. This is the third chapter of a platform OneCity has run on since 2018: rental buildings up to six storeys and ownership buildings up to four storeys, corner stores and small-scale retail in every neighbourhood, land value captured and reinvested in affordable housing. What’s different now is precise direction, instead of asking Council to upzone whole neighbourhoods at once and watching it collapse under organized opposition, OneCity is asking Council to fix the specific lot- level rules, width, setback, court configuration, FSR treatment of green roofs, that quietly block the housing types most families actually want, one buildable lot at a time. Finish the Vancouver Plan – OneCity will finish the job of actually planning for our city that ABC couldn’t. We’ll fix problem areas and bring our neighbours along with solutions instead of throwing it out and starting again. When we update the zoning bylaws, we’ll keep the best parts of the work staff and City Council have already done, and find creative ways to solve the parts that don’t work.
